What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area of the house and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a measurement service?

Disputing real estate taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be paying for more space than you actually have! Unless a certified appraiser has recently completed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before disputing what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting a home up for sale

A floorplan service can ensure that you're paid fair market value for your home. Living space is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a precise GLA when listing your home is to refer to a recent appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

For real estate agents

To make certain that your client's property sells at a price that correctly reflects true market value, we suggest asking for a floorplan service for the property. Clients, and potential buyers, will be grateful for your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool for getting potential buyers interested because they can view the layout and attributes of the house before and after a tour.
